In addition to 4,000 square meters of Tencent Entrepreneur Space, there are still 25,000 square meters of office space in Guangzhou Topchain Community. “Now the occupancy rate has reached 70%, of which more than 80% are companies with a mobile Internet background.” Luo Ting said: “We have a very high entry threshold, at least in the original Yangcheng Evening News editorial building; the company’s status is strictly checked. Next to it, the original Printing Building, whose renting area is about 1,300 square meters per floor, and some companies there belong to traditional industries, but basically all of them combine the concept of the Internet and innovation."
Build an entrepreneurial complex
After more than a year's exploration, Guangzhou Topchain Community has earned a deeper understanding of fostering entrepreneurial incubators.
“Currently there are multiple levels of companies in Topchain community. They are diversified for their current development stage. In the incubator, there are teams of two or three people, as well as teams that has already got investment and accelerate development; there are also mature Internet companies and even internet giants." Luo Ting introduced.
“The companies are of various industries, including the Internet e-commerce, intelligent hardware, and robotics, there are also some industries that serve the Internet, including legal consulting, brand design, and intellectual property rights.”
We choose these companies because we think that we should provide supporting services for many entrepreneurial companies, including legal advice and human resourcesconsulation. In Guangzhou Topchain Community, a healthy entrepreneurial ecosystem has been created. Luo Ting said: “The buildings here are also diversified. There are office buildings available for large and small companies. There are commercial and YT apartments. At present, all 82 small apartments have been rented.”

Focus on fine real estate and fine assets
During the transition from a traditional real estate to a fine real estate, Topchain does not choose to be a relaxed “sublessor”. Luo Ting told reporters; “At the beginning of the establishment of Topchain Community, two entrepreneurial directions were determined, the fine real estate and fine assets.” Why these two? This is based on the team's determination of future trends in the Chinese real estate market.
"The future will be toward the monopoly of the residential sector and the diversification of new businesses.” Luo Ting said, “We are targeting fine real estate, so we do not pursue scale expansion. Focusing on first-tier cities, we develop each land to get the maximum value. Meanwhile we have fine assets. Simply speaking, it is the renovation, positioning, and investment the city's old buildings." Luo Ting believes that is not sustainable to demolish the old building and construct new ones, like what is happening now. In foreign countries, many old buildings can create new value because they are repositioned, planned, renovated, and operated Instead of demolition. Policy support needs to be strengthened
Since taking over the Dongfeng East Property of the Yangcheng Evening News last year, the Guangzhou Topchain Community has been built as the benchmark of the entrepreneurship complex in Yuexiu District and even in Guangzhou. In fact, many old buildings in China’s first-tier cities need to be revitalized. More government supports need to be provided to achieve the successful revitalization of old buildings. In this regard, Luo Ting appealed: “Now in Guangzhou and even Shenzhen, many buildings were built 10 or 20 years ago. Drawings are incomplete; there are problems with fire control, including the problem of usage. The government should carry out flexible policies to encourage such reforms.” For the support of the entrepreneurial team, Luo Ting also suggested that the government should strengthen the guidance and assistance on entrepreneurial business registration and government subsidies.
